Is Buying a Condo Your First “Grown Up” Decision?

Not everyone will have a comprehensive plan on how to manage their life. Some will have just a rough draft of what they want to do. Either way, you are going to need a place to stay and feel safe in. If you are a single, young professional who needs to work long hours to lay the groundwork of her career, getting a Makati condo is going to be a practical choice. Condos are low-maintenance, small but not suffocating, and they appreciate in value over time.

There will always be a debate on whether you should buy a Makati condo or if you should just go for a house. Young professionals who are in their twenties or thirties will find that condominiums are good investments and can serve the foundation of their wealth. They can eventually rent the unit out when they decide to get married and move into a single-family home. Newlyweds who are not sure whether or not they want children can invest in a condominium until they decide to have kids and need a bigger house.

The same logic applies to people who are in the other end of the age spectrum. Older couples or buyers who are in their later years whose children already have families of their own may choose to buy a condo because it is easier to maintain.

Three things that you need to consider when you are looking for a Makati condo:

  1. Income potential. How much appreciation will your Makati condo have in the next few years? To asses this, look at how much the condos are selling now and compare this to the price range of the area. Is the amount fair or is it strangely low? If it is, then the developers may be having some issues with the building, causing them to sell them at a lower cost.
  2. Size and comfort. Getting a one –bedroom condo is great for single people, but if you are planning to raise your family in that condo, you are better off with a bigger condo, perhaps with three bedrooms. You must also consider the condo’s proximity to places like schools and markets if you plan to have a family there. It will be cheaper and more convenient if you have grocery stores, parks, hospitals and schools nearby.
  3. Community. Besides looking for the comforts of the condominium, you must also consider the neighborhood. Getting a condominium that is in an ugly neighborhood may be uncomfortable and even dangerous for when you have kids. This is one of the benefits when you buy a Makati condo. The neighborhoods are generally safer and friendlier.

If you buy a condo, it would probably be one of the biggest decisions you need to make. However, the returns are good and the convenience is something that you will not have if you buy an actual house.
