The main difference

Depending on the tower itself, a Makati condo can have things like high-speed elevators, a gym, and an indoor swimming pool somewhere in the building. For luxury condos, this is taken a step further.
Owners of luxury condos are usually afforded larger space for their units than those of the rest of the tower, though never as much as what is available in a penthouse. In larger facilities, with multiple buildings and open areas, this can mean easier access to common areas such as the clubhouse or meeting rooms. Owners may also have better designs and amenities built into their units than the rest, or have access to private facilities within the tower. In some buildings, this can include a better and more modern kitchen area, or more spacious bedrooms. This is on top of the other amenities in the tower that regular condo owners have access to.
The cost
Of course, as with anything else, luxury condos always cost more than the regular form. The additional amenities or upgraded designs mean that there is always something else to be paid for. In some agreements, this means the association fees are higher than those of regular units. In others, the price of the unit itself is much higher than normal. There is also the possibility of additional fees being added to the regular costs, depending on the nature and terms of the agreement.
Luxury condos are very costly, and some might find that the extras are hardly enough to justify whatever perks are available. However, this can vary depending on the tower itself, and certain owners might find that the added luxuries are worth the investment. These are units that are more than just the average condo, but are not quite on the same level – in terms of luxuries and cost – as a penthouse.
